Residential - Condominium

Grand Gables - 853 West Grand Ave, Oakland CA

  • Full development services - urban infill lot, EIR exempt

  • Highest & Best use analysis, pencil out, budget for financing

  • 50'x80' lot, 6-unit condo, 10,000sf livable, 8 parking spaces

  • Architecture, Structural Engineering, Permiting, and Interior Design

  • Worked within the building code to design an allowable 4+ story building w/ no elevator

  • Provided custom steel railings, heavy timber trusses, and concrete form inserts

  • Worked with local artist Killer Banshee Studios to design project art

  • Regulation and monitoring of construction from start to finish

Chippewa Ridge, Williston ND

Cree Commons, Chippew Ridge, & Mandan Commons - Williston ND

  • (416) Apartments for high demand workforce housing.
  • 2, 3, & 4-Bedroom Apartments
  • (14) Three plus story conventional light frame buildings
  • Pushed the limit of conventional light frame building within the code
  • Project included working with city, subdivision developer, and client contractor to develop design that met the criteria of the client, city, and contractor's constraints.

  • Three Story Residence with Inlaw Unit
  • Speculative Built Development
  • Small Infill Lot - 25ft x 80ft
  • Cast White Concrete Exterior Trim requires little maintanence for owner.

Hobbit House --> Gypsie House

 

We decided to buy this little house and rescue it from destruction. A fun little project inspired by Ukrainian Easter Eggs

Midcor Supply - North Dakota Headquarters

Midcor Supply Office & Lodge - Alexander ND
  • Mixed Use development including warehousing, office, worker lodging, and officer housing
  • Three buildings, 70,000 sf enclosed
  • Main building is 3 stories and placed onsite such that each floor exits on grade
  • 65 foot span pedestrian covered bridge to access 3rd floor.
  • 18 foot cantilevered balcony
  • Wood light frame over steel post and beam, multi-type construction
